The Miami Downtown Development Authority (Miami DDA) continues to welcome applications for financial incentives aimed at businesses looking to set up or expand in downtown Miami. However, there's a crucial stipulation: apply for assistance before signing any lease or binding agreement.

According to a notice posted on the agency's official business grants page, applications submitted prior to the October 26 cutoff will be reviewed by the Board of Directors at the next meeting.

Applications received from now on will be considered at the session scheduled for February 2027, tentatively set for Friday, February 19.

The requirement to apply before signing is the most critical aspect of the program; signing a lease beforehand automatically disqualifies businesses, even if they meet all other criteria.

Categories of Financial Incentives

The program offers three primary categories of support.

The first category supports ground-floor retail and food and beverage establishments, offering grants up to $50,000 for businesses with annual revenues of up to $3 million, at least a year of operation, and a ground-floor location within the district.

The second is aimed at emerging tech startups, providing a $25,000 grant for high-potential startups selected through a competitive process. These businesses must lease in a shared workspace within the district and provide a recommendation letter from a startup ecosystem partner. Cryptocurrency platforms are excluded from this category.

The third targets medium-sized businesses with up to 50 employees, offering grants up to $50,000. These companies need at least two years of prior activity and a three-year lease within the district, with preference given to firms employing ten or more people.

Maximizing Support Through Combined Programs

Businesses can enhance their total support up to $100,000 by combining incentive funds with facade or lighting improvement programs.

The Miami DDA district encompasses three areas: the Brickell Financial District, the Central Business District, and the Arts & Entertainment District.

Besides the incentive fund, the agency also manages the Property Improvement Grant Program, covering up to 50% of the actual cost of qualified exterior improvements, with a cap of $50,000. This is designed to enhance the district's physical image to attract and retain businesses and restaurants.

Application Process and Eligibility

According to the agency, "all applications are reviewed by an independent committee, which awards funds at its discretion in accordance with program guidelines.” There’s no automatic approval; the Board of Directors retains final discretion, with the final incentive amount determined once the business begins operations and job creation is verified. Approved businesses must request disbursement annually by May 15.

The program does not grant eligibility based on nationality; it is open to any business that meets location, activity type, and specific conditions of each category. Cuban and Latin American entrepreneurs in the area can apply on equal terms with any other applicant.

The incentive brochure linked from the Miami DDA's official page encountered access issues during research, so verifying amounts and conditions directly with the agency is recommended before making decisions. The contact for program inquiries is garcia@miamidda.com.

Those considering opening or relocating a business to downtown Miami and wishing their application to be considered in February 2027 can also explore other complementary resources, such as the City of Miami's free consultation for permits and licenses or the Miami-Dade Mom and Pop program, which operates with different criteria and geographic limits.
