For instance, a 200,000-euro home could receive up to 40,000 euros through this scheme, while a 300,000-euro home would still cap at 50,000 euros, even if 20% equals 60,000 euros.

The loans, offering a 0% interest rate without additional fees, can be extended over a decade with a grace period linked to the mortgage term, capped at 30 years. This initiative targets those purchasing their primary residence under a mortgage, excluding grants or funding for secondary homes or investment properties.

Sánchez reiterated that the program is not age-restricted. "It will be intergenerational," he stated, allowing young people, families, and older individuals buying their first property to benefit, provided they meet the final criteria.

For Cubans residing in Spain, this measure could be particularly impactful if they qualify for a mortgage and seek to purchase their first main residence. The program resurfaces after the Congress rejected earlier housing decrees on October 2, prompting the government to pass two new royal decrees that retain the core of the previous ones, along with new amendments.

Among the updates is the 10 billion euro allocation for YOUR HOME. The government argues that the primary challenge for many potential buyers is not managing monthly mortgage payments, but rather accumulating the necessary savings for a down payment.

This initiative is part of a broader housing package that includes 280 million euros in guarantees to promote industrialized construction and 400 million for social housing providers, among other measures related to rentals and the expansion of public housing.
