In a move set to impact more than 121,000 policies across Florida, Insurance Commissioner Mike Yaworsky has sanctioned an average reduction of 12.8% in tenant insurance rates by American Modern Home Insurance Company. This change is slated to take effect on October 11.

Variable Reductions Across Counties

The reduction is not uniform, with over 30 counties experiencing an average cut ranging from 13.1% to 13.9%, surpassing the statewide average. Among these, Orange County sees a 13.4% drop, and Broward County enjoys a 13.8% decrease. These areas are home to a significant portion of South Florida's Cuban community.

Commitment to Lowering Insurance Rates

"The Office of Insurance Regulation is approving significant rate reductions across the board, including for our Florida renters," stated Yaworsky. "We are diligently working to reduce rates for all policies and will keep urging companies to make further cuts. Stay tuned!"

Yaworsky hinted at more substantial reductions in the near future, predicting further decreases by 2027. The office is currently handling a surge of rate cut requests ranging from 0.3% to 19.7%, spelling good news for Florida residents.

What the HO-4 Policy Covers

The HO-4 policy, or renter's insurance, safeguards a tenant's personal belongings against threats like fires, theft, or vandalism. It also offers liability protection in case of accidents within the rented space, but does not cover the building's structure, which remains the landlord's responsibility.

For a tenant with a standard policy in Florida, which typically costs between $150 and $289 annually, the 12.8% cut translates to savings of $19 to $37 per year. In Broward County, where the reduction reaches 13.8%, savings could be slightly higher depending on the coverage.

It's crucial to note that this measure only affects those with an active HO-4 policy from American Modern Home Insurance Company. Tenants should check their "declaration page" or policy summary or consult their insurance agent to confirm eligibility. This reduction does not apply to policies from other insurers.

This approval coincides with a steady improvement in Florida's insurance market, driven by the 2022 legislative reform that significantly curtailed frivolous lawsuits.

Meanwhile, rental prices in Miami-Dade have dipped by 2.29% over the past year, with median rents at $2,900 monthly, $2,412 in Hialeah, and $2,400 in Kendall.

Recently, the regulatory office approved rate reductions for homeowners' insurance from four different insurers, adding to the trend of rate cut requests from 48 companies since January 2024.
